GREEK ELITE TERMS & CONDITIONS

These Terms & Conditions govern the use of the Greek Elite website and all villa rental, yacht charter, aviation charter, concierge, and related booking services arranged by or through Greek Elite LTD. By requesting a quote, placing a booking, making a payment, submitting personal or travel information, or using any service arranged by Greek Elite, the client confirms that they have read, understood, and accepted these Terms & Conditions.
General Terms
Greek Elite acts as an intermediary, broker, facilitator, and booking platform connecting clients with third-party villa owners, property managers, yacht owners, yacht operators, aircraft operators, carriers, and other travel-related suppliers.
Unless expressly stated otherwise in writing, Greek Elite does not own, control, operate, crew, or directly provide the villas, yachts, aircraft, or related third-party services displayed or arranged through its platform.
The relevant owner, manager, operator, carrier, or supplier remains solely responsible for the delivery, operation, performance, safety, condition, legality, insurance, staffing, compliance, and maintenance of the booked service.
Any supplier-specific contract, booking confirmation, charter agreement, owner terms, special conditions, or house rules shall form part of the booking and shall prevail over these Terms & Conditions to the extent of any inconsistency.
All quotations are subject to availability, supplier approval, and final written confirmation.
A booking is not final until the required payment has been received in cleared funds and written confirmation has been issued by Greek Elite or the relevant supplier.
Greek Elite reserves the right to refuse, decline, or cancel a booking request prior to confirmation for reasons including availability, compliance, security, fraud prevention, payment verification, supplier refusal, or operational concerns.
Clients are responsible for checking all booking details immediately upon receipt, including dates, names, locations, inclusions, pricing, and special conditions. Any discrepancy must be reported without delay.
Payment terms shall be as stated in the relevant booking confirmation, invoice, or supplier agreement. Time is of the essence with respect to all payment obligations. If payment is not received by the due date, Greek Elite and/or the relevant supplier may suspend or cancel the booking, release the dates, refuse check-in, boarding, or embarkation, and retain any amounts due or non-refundable under the applicable terms.
Bank fees, transfer charges, card processing fees, exchange-rate costs, and compliance-related costs may apply and may be non-refundable. No set-off, deduction, withholding, or counterclaim shall entitle the client to delay or reduce any payment due.
Cancellation terms shall be those stated in the relevant booking confirmation, supplier contract, charter agreement, or owner terms. If no specific written cancellation schedule is stated, Greek Elite reserves the right to apply reasonable cancellation charges reflecting blocked availability, supplier losses, administrative costs, sourcing costs, compliance costs, and other non-recoverable expenses.
Management fees, sourcing fees, bank fees, card fees, compliance costs, and similar charges may be non-refundable.
Any request to change date, time, route, property, yacht, aircraft, guest list, airport, marina, or service scope shall be treated as a change request only and is subject to availability, supplier approval, and repricing.
Neither Greek Elite nor the relevant supplier shall be liable for delay, route change, shortened use, substitution, cancellation, relocation, or non-performance caused by force majeure or any event beyond reasonable control, including severe weather, sea conditions, airport restrictions, harbor closures, natural disaster, epidemic, pandemic, war, sanctions, labor disputes, governmental action, utility failure, technical breakdown, or similar events.
In such cases, any refund, rebooking, rescheduling, or credit shall be limited to what the relevant supplier actually approves under the applicable booking terms. Neither Greek Elite nor the supplier shall be responsible for consequential losses such as missed flights, missed events, transport costs, alternative accommodation costs, or loss of enjoyment.
Clients and guests are strongly advised to maintain comprehensive travel insurance, medical insurance, cancellation insurance, and personal liability insurance. For certain high-value bookings, event-related stays, large groups, or special-use bookings, Greek Elite and/or the supplier may require proof of insurance.
Greek Elite may collect, use, store, and share personal data as reasonably necessary to manage inquiries, bookings, manifests, guest registration, supplier coordination, payment verification, legal compliance, fraud prevention, and customer support. By making a booking, the client confirms authority to provide personal data for all persons included in the reservation or charter. Greek Elite’s Privacy Policy, as updated from time to time, forms part of the relationship between the client and Greek Elite.
These Terms & Conditions and any non-contractual obligations arising from them shall be governed by the laws of Greece. Any dispute arising out of or in connection with these Terms & Conditions shall be subject to the exclusive jurisdiction of the courts of Athens, Greece, unless mandatory law requires otherwise.
Aviation Charter Terms
Greek Elite acts solely as an intermediary, broker, and booking facilitator between the Charterer and the relevant aircraft operator or carrier. Greek Elite is not a direct air carrier unless expressly stated otherwise in writing.
The operating carrier remains solely responsible for the aircraft, crew, airworthiness, maintenance, permits, insurance, legal compliance, safety, and operation of the flight.
For aviation bookings, “Charterer” means the client making the flight booking, including any authorised representative acting on its behalf. “Carrier” means the aircraft operator or other operating carrier whose quotation has been accepted by the Charterer. “Aircraft” means any aircraft, including helicopters, arranged in connection with a flight. “Charter Contract” means the written or electronic booking confirmation issued in relation to the flight. “Charter Price” means the total amount payable under the relevant booking, including Greek Elite’s facilitation fee where applicable. “Special Conditions” means any variations or additional terms applying to a particular booking.
The Charter Price may be subject to additional airport charges, handling charges, de-icing, overnight parking, permit costs, route changes, catering, ground transport, WiFi, waiting time, and other operating charges unless expressly included in writing.
If the Charterer requests payment in a different currency, Greek Elite may issue a revised invoice using an exchange rate determined at the date of issue. If payment is delayed, Greek Elite may recalculate the amount at the date of payment and issue a revised invoice for any outstanding difference.
Flights booked within two weeks of departure may require immediate full payment. If the Charterer pays by bank transfer close to departure, Greek Elite may require card details and pre-authorise the relevant amount plus any applicable card transaction fee. Card charges, bank charges, and currency conversion costs may be non-refundable.
The Charterer must provide full legal names exactly as shown on passports, together with passport details, nationality, baggage details, and any other information required for manifests, customs, immigration, security, and local compliance.
The Charterer is solely responsible for ensuring that all passengers hold valid passports, visas, permits, travel authorisations, and any other documents required for the route.
Passengers must arrive at the specified airport, FBO, terminal, helipad, or meeting point at the stated time. If a passenger is late, absent, or otherwise unavailable to board, the Carrier shall be under no obligation to delay the flight.
Baggage allowances are limited by aircraft type, weather, route, fuel planning, and safety restrictions. Oversized, undeclared, excess, dangerous, or prohibited items may be refused.
The captain has sole and final authority over the safe preparation, loading, routing, timing, operation, delay, diversion, and cancellation of the flight. All decisions of the captain or Carrier made for safety, legality, weather, technical, crew, airport, air traffic, or security reasons are final and binding.
Greek Elite shall not be liable for changes, delays, route deviations, diversions, or cancellations made for safety or operational reasons. All aircraft are deemed non-smoking unless expressly confirmed otherwise in writing by the Carrier.
If the original aircraft becomes unavailable due to technical, safety, permit, crew, or operational reasons, Greek Elite may use reasonable efforts to source a suitable substitute aircraft or operator. Any additional cost of a substitute aircraft shall be disclosed where reasonably possible and shall be payable if accepted by the Charterer.
If no substitute can be arranged, any refund or credit shall be limited to the amount approved by the Carrier under the applicable booking terms, less any non-recoverable fees and costs.
If the Charterer requests any change in route, timing, passenger list, airport, or service scope, the request shall be treated as a change request only and is subject to availability, Carrier approval, and repricing.
If the Charterer wishes to cancel any flight after confirmation, the following cancellation charges shall apply unless stricter supplier terms apply: 50% of the Charter Price if cancelled after completion of the Agreement, and 100% of the Charter Price if cancelled within two weeks of the scheduled departure time set out in the Charter Contract.
Greek Elite shall not be liable for any act, omission, negligence, cancellation, delay, route change, technical issue, accident, injury, illness, death, denied boarding, denied entry, baggage issue, or non-performance by the Carrier, aircraft operator, crew, airport, ground handler, or any third party connected to the booking.
To the maximum extent permitted by law, Greek Elite shall not be liable for indirect, incidental, consequential, reputational, emotional, or economic losses. Where liability cannot legally be excluded, Greek Elite’s aggregate liability shall be limited to the amount of its own facilitation fee or direct service fee retained by Greek Elite for the specific booking.
Yacht Charter Terms
Greek Elite acts as an intermediary, broker, and booking facilitator between the Client and the yacht owner, charter company, central agent, manager, captain, or operating entity. Greek Elite does not own, crew, manage, maintain, insure, or operate any yacht unless expressly stated otherwise in writing.
The yacht owner and/or operating entity remains solely responsible for the yacht, crew, licensing, insurance, seaworthiness, maintenance, compliance, and actual delivery of the charter.
Unless otherwise stated in writing, yacht bookings may require a 50% deposit on booking and the remaining balance prior to embarkation.
For bookings following Greek Elite’s current pricing structure, the balance may include 12% VAT for charters of more than two days, 24% VAT for daily cruises, and 25% to 30% APA where applicable.
APA is an advance against variable charter expenses and is not a fixed fee. APA may be used for fuel for the yacht, tenders, and motorised water toys, food, beverages, requested provisioning, land services, communications, local taxes, marina fees, port dues, and similar charter expenses.
If actual expenditure exceeds the APA paid, the Client must settle the difference promptly during the charter. Any unused APA approved after final accounting shall be refunded less unresolved incidentals, bank charges, or supplier adjustments.
Any itinerary provided before embarkation is indicative only. The final route, ports, anchorages, cruising area, and daily schedule remain subject to weather, sea conditions, harbor instructions, berth availability, local law, operational restrictions, and captain’s final authority. No specific island, anchorage, marina berth, beach club stop, restaurant reservation, or daily route is guaranteed.
The Client must provide full legal names exactly as shown on passports, passport numbers, nationality, and any other information required for manifests and local compliance. The number of guests must never exceed the legal or operational capacity of the yacht.
The use of tenders, Jet Skis, seabobs, inflatables, e-foils, paddleboards, diving equipment, and any other toys is permitted only at the captain’s sole discretion. The captain may prohibit or stop use of any toy or watersport where safety, law, weather, sea state, visibility, traffic, local conditions, or user skill make such use inappropriate.
No toy, tender, or personal watercraft may be used under the influence of alcohol, drugs, or medication affecting judgment. Where a valid licence is required by law, the user must present a legally sufficient licence before use.
All use of tenders, toys, and watersports equipment is entirely at the user’s own risk. Greek Elite shall not be liable for injury, death, fines, penalties, or losses arising from use, misuse, licensing failure, negligence, or non-compliance with local rules.
Provisioning is arranged according to the options agreed before embarkation. Unless expressly included in writing, provisioning costs are payable through APA or separately as invoiced.
Where the supplier requires the yacht to be delivered and redelivered full tank, the Client shall remain responsible for fuel consumed during the charter. Any route deviation, Client-requested change, waiting time, repositioning, or extraordinary operating condition may increase fuel consumption and final cost.
Cancellation charges shall be governed by the booking confirmation, supplier contract, MYBA agreement if applicable, and any special conditions.
For daily charters following Greek Elite’s current policy, any cancellation made more than 60 days before the charter date may be refunded subject to a €250 management fee. Any cancellation made within 59 days of the charter date may be non-refundable, subject to any approved rescheduling and to the yacht’s calendar availability.
Weather-related rescheduling may be allowed where the captain determines that conditions are unsafe for human life, including extreme weather such as wind above Beaufort Force 8, hurricane conditions, lightning storm, or tornado conditions. Rain alone does not automatically constitute grounds for cancellation or rescheduling.
Any request to change date, time, embarkation point, disembarkation point, destination, route, guest list, or yacht shall be treated as a change request only and is subject to availability, supplier approval, and repricing.
Greek Elite shall not be liable for any act, omission, negligence, cancellation, delay, loss, damage, accident, injury, illness, death, theft, route change, shortened itinerary, mechanical issue, or non-performance by the yacht owner, captain, crew, manager, central agent, or any other supplier.
To the maximum extent permitted by law, Greek Elite shall not be liable for indirect, incidental, consequential, reputational, emotional, or economic losses. Where liability cannot legally be excluded, Greek Elite’s aggregate liability shall be limited to the amount of its own facilitation fee or direct service fee retained by Greek Elite for the specific booking.
Vacation Rental Terms
Greek Elite acts as an intermediary and booking facilitator between the Guest and the property owner and/or property manager, unless expressly stated otherwise in writing. Greek Elite does not own, operate, or manage the property unless expressly stated otherwise in writing.
The property owner and/or property manager remains solely responsible for the condition, legality, licensing, maintenance, staffing, safety, and operation of the property.
The property is rented exclusively for temporary holiday accommodation of the named Guests for the agreed dates. The property may not be used for parties, weddings, receptions, commercial activity, filming, photography shoots, gatherings, or any non-residential purpose unless expressly approved in writing in advance.
Maximum occupancy must never exceed the number of guests stated in the booking confirmation or listing. Subletting, assigning, transferring, reselling, or otherwise giving possession of the property to any third party is strictly prohibited without prior written consent.
Unauthorized guests, unauthorized events, or use beyond the agreed purpose may result in immediate termination of the stay without refund.
A security deposit may be required before check-in, at check-in, or by card pre-authorisation. Greek Elite may hold the security deposit on behalf of the property owner or manager.
The security deposit may be applied toward damages, breakages, missing items, excessive cleaning, smoking violations, unauthorized guests, unpaid services, late checkout charges, key or remote replacement, noise complaints, penalties, emergency call-outs, utility abuse, or any other amount properly attributable to the Guest or the Guest’s party.
If no issue arises, the balance of the security deposit shall be released or refunded in accordance with the owner’s or manager’s inspection process and timing.
Check-in and check-out times shall be those stated in the booking confirmation unless otherwise agreed in writing. The rental day ends at 11:00 a.m. unless otherwise agreed in writing. Guests staying after 11:00 a.m. may be charged a half-day rate. Guests staying after 17:00 may be charged a full-day rate unless otherwise agreed in writing.
The property may be delivered with an inventory, photographic record, video record, condition report, or check-in/check-out inspection prepared by the owner, manager, or their representative. The check-in and check-out records shall each have evidential value for assessing the condition of the property and any deposit deductions.
The Guest must report any pre-existing issue, missing item, defect, damage, or cleanliness concern promptly upon arrival. Unreported issues may be presumed to have arisen during the stay where reasonable.
The property must be returned in a tidy and reasonable condition. Excessive dirt, rubbish, stains, smoke odour, or unusual disorder may result in additional cleaning charges.
The owner, property manager, and authorised personnel may access the property on reasonable notice for inspection, housekeeping, gardening, pool maintenance, technical maintenance, security, or service delivery. Emergency access may be taken without prior notice where reasonably necessary.
Guests must respect the property, its contents, the surrounding area, the neighbours, and all applicable local laws and house rules. Quiet hours and community rules must be respected at all times, including any quiet hours required by the owner, manager, condominium, local authority, or applicable law.
Smoking inside the property is prohibited unless expressly permitted in writing. Furniture, art, decor, equipment, linen, and household items may not be removed, excessively rearranged, or used improperly without prior consent.
Pets are permitted only with prior written approval. The presence of an unauthorized pet may result in cancellation of the stay without refund and/or additional charges.
Guests must use electricity, water, air conditioning, heating, pool systems, jacuzzis, and appliances responsibly. Guests must not bring dangerous goods, explosives, pressurised cylinders, weapons, illegal substances, or hazardous materials onto the property.
The Guest is fully responsible for any damage, breakage, defacement, removal, destruction, loss, or deterioration caused by the Guest or any person invited or allowed onto the property by the Guest. This includes damage to furniture, fixtures, artworks, electronics, textiles, linen, outdoor furniture, plants, landscaping, pool equipment, external structures, gates, alarms, keys, remotes, and decorative items.
The Guest must immediately notify Greek Elite and/or the property manager of any accident, fire, leak, breakage, damage, malfunction, theft, security issue, or other incident occurring during the stay, even if no visible damage appears at that time. Failure to report an incident promptly may increase the Guest’s liability.
Pools, jacuzzis, gyms, saunas, terraces, stairs, sea access points, docks, fireplaces, cliffs, wet areas, and all leisure facilities are used entirely at the Guest’s own risk. No lifeguard is provided unless expressly stated in writing. Any pool safety system does not replace constant and active supervision by responsible adults.
Children must never be left unattended near a pool, water feature, sea access area, balcony, stairs, road, or other hazard, even briefly. Guests are responsible for understanding and following all pool and property safety instructions provided at the villa.
Floors and surfaces may become slippery, hot, uneven, or hazardous depending on weather, water, footwear, materials, and ordinary use. Guests are expected to use appropriate caution at all times.
Guests are responsible for ensuring that the property is suitable for their own medical, dietary, allergy, mobility, childcare, and safety needs. Guests must bring sufficient medication and disclose in advance any serious health issue, severe allergy, or accessibility requirement that may materially affect the stay.
Greek Elite and the owner do not guarantee a medically adapted, child-proof, insect-free, allergen-free, or hazard-free environment unless expressly confirmed in writing. The natural environment in Greece may include insects, bees, wasps, uneven ground, wind, heat, humidity, local wildlife, and similar ordinary conditions.
Guests are fully responsible for their own cash, jewellery, travel documents, electronics, luggage, and valuables left at or brought to the property. Greek Elite, the owner, and the manager shall not be responsible for theft, loss, or damage to valuables unless liability cannot lawfully be excluded.
Guests must use safes, alarms, shutters, locks, and security systems properly where provided, and must ensure the property is secured when leaving.
For high-value bookings, event-related stays, large groups, or special-use stays, Greek Elite and/or the owner may require proof of insurance, including third-party liability cover and damage-related protection.
Cancellation terms shall be those stated in the booking confirmation, owner agreement, or special terms for the specific property. If no property-specific cancellation terms are stated in writing, Greek Elite reserves the right to apply reasonable cancellation charges reflecting blocked dates, supplier losses, and administrative costs.
If the property becomes unavailable due to damage, sale, government restriction, utility failure, force majeure, owner default, or other cause beyond reasonable control, Greek Elite and/or the owner may, at their discretion, offer a comparable alternative property if available, or provide a refund or credit limited to the amount recoverable or approved for refund under the booking terms.
Neither Greek Elite nor the owner shall be liable for airline tickets, transport, rebooking costs, event losses, extra accommodation, or any consequential loss resulting from such unavailability.
Ordinary rain, wind, heat, insects, sea conditions, local construction noise outside the owner’s control, traffic, utility interruptions beyond reasonable control, and similar circumstances do not automatically entitle the Guest to a refund.
Guests must comply with all applicable laws, building rules, homeowner rules, registration requirements, and public authority instructions applicable to the property and stay. Where local or tax authorities require guest details, identity verification, passport information, or stay reporting, the Guest must provide the requested information promptly and accurately.
Any local taxes, accommodation-related levies, or climate-related resilience fees required by Greek law may apply in addition to the rental price unless expressly stated otherwise in writing.
By completing a booking, the Guest confirms that they have the legal right to travel to and stay in Greece and can provide valid identification or travel documents if requested by the competent authorities.
To the maximum extent permitted by law, Greek Elite shall not be liable for any act, omission, negligence, cancellation, delay, loss, damage, accident, injury, illness, death, theft, or non-performance by the owner, manager, service provider, or any third party connected to the stay.
